COMMON PESTS IN FOREST LAKE

Forest Lake is the largest single suburb we work in, with about 22,676 people in 8,199 dwellings across 9.9 square kilometres, and nearly 95 per cent of those are detached houses. It is also the most uniform, and that matters for termites. Construction of the master-planned community began in 1990, it was launched in 1991, residents started moving in from 1994, and the population went from 6,468 in 1996 to over 21,000 by 2006. Which means the overwhelming majority of this suburb was built inside a twelve year window and is now roughly twenty-five to thirty years old.

Water shapes the rest. The namesake lake is a 10.9 hectare constructed waterbody completed in 1994 with a 2.7 kilometre perimeter, sitting inside more than ten hectares of parkland. Oxley Creek runs through the suburb as part of a 260 square kilometre catchment, and Forest Lake sits on the headwaters of Blunder Creek, one of Oxley Creek’s tributaries.

Worth knowing about mosquitoes here: Brisbane City Council’s aerial saltmarsh treatment program covers the bayside and river mouth, not Forest Lake. Council does maintain about 2,500 known freshwater breeding sites citywide, and your mosquito profile out here is freshwater and container-breeding rather than saltmarsh, which is a problem you can actually do something about on your own block.

TERMITE INSPECTIONS IN FOREST LAKE

Termites cause more damage to Australian homes each year than fire, flood and storms combined, and no standard insurance policy covers a cent of it. Brisbane sits in the high termite hazard band of the CSIRO national termite survey, with activity recorded outside the building at 44.7 per cent of surveyed homes and inside at 26 per cent, adjusted to a standard 30-year-old house. Roof void, internal walls, the full external perimeter, fence lines, retaining walls and any timber in the yard, read with a moisture meter and thermal camera so nothing needs opening up. On a slab home of this age the two things we find most often are landscaping that has crept up over the slab edge across three decades of garden work, and weep holes that have been rendered, paved or mulched over. Both bridge the barrier and both are fixable.

What's Included in a Pest Treatment

A quick lap of the outside with a wand is not what this is. On a slab home there is no subfloor to work, so the roof void does that heavy lifting instead, and the technician goes up there after running the kitchen, bathrooms, laundry, wardrobes and skirting boards.

Outside is where a thirty-year-old estate home needs the attention. We treat the building perimeter, eaves, window and door frames, weep holes, fence lines and garden beds, and we specifically check the slab edge, because after three decades of mulching, turfing and garden beds being rebuilt, the finished ground level has usually crept up above where it should be. We will tell you which strip to pull back and it costs you nothing to do.

The yard walk covers standing water too, since your mosquito profile here is freshwater and container-breeding: blocked gutters, pot plant bases, bird baths, old tyres, the tank overflow, the low corner that holds water. Webbing and wasp nests come down, voids get dust or bait. Most homes run 60 to 90 minutes with the certificate emailed the same day.

Almost certainly not, and this is the single most important thing about living in Forest Lake. How often should I get a termite inspection in Forest Lake?

Every twelve months. The QBCC recommends a licensed pest controller inspect and report on your property every year, or more often in high hazard areas, and Brisbane is one. There is a particular reason not to stretch it here. CSIRO’s survey figures are adjusted to a standard 30-year-old house, and that is exactly what Forest Lake now is, en masse. Homes backing onto the lake parkland, an Oxley Creek reserve or the Blunder Creek headwaters should sit at six to nine months, because mature trees within 50 metres are where a colony nests. I have just landscaped or paved. Could that have wrecked the barrier?

Very possibly, and on a thirty-year-old slab home it is usually not one big change but three decades of small ones. Your builder’s system relies on the slab edge staying exposed and inspectable. Turf laid above it, a raised garden bed against the wall, mulch piled over the weep holes, a new path or a concrete slab poured up to the render all give termites a covered route from soil to frame that passes straight over the treated zone, and none of it shows from above. Paving over weep holes is the one we find most in this suburb. Get an inspection after landscaping rather than before, and we will tell you which strip to pull back.

Why are the mosquitoes bad around the lake?

Because you have a 10.9 hectare constructed lake with a 2.7 kilometre perimeter, Oxley Creek running through the suburb and the Blunder Creek headwaters underneath it. Here is the useful part though. Brisbane City Council’s aerial helicopter program targets coastal saltmarsh and does not cover Forest Lake, so your mosquitoes are freshwater and container-breeding species rather than saltmarsh ones. That is good news, because container breeders are largely breeding on private property. Blocked gutters, pot plant bases, bird baths, old tyres, a poorly sealed rainwater tank and the low corner of the yard are the real sources, and every one of those is fixable. Then we treat the shaded vegetation they rest in.

How quickly can you get to Forest Lake?

Ant baits fail when the bait type does not suit the species, because nothing gets carried home to the queen. And with mosquitoes a can of spray does nothing about the water they are breeding in. What is and is not covered by your 12-month warranty?

Twelve months on every general pest treatment. If the pests we treated for return inside that window, we come back and re-treat at no cost to you. No argument and no fine print gymnastics. The cover follows the pests named on your certificate, which for a standard job means ants, cockroaches, spiders and silverfish. Termite work, rodent baiting programs and bed bugs are quoted and warranted separately because they run on different cycles. Mosquitoes are not warranted, because a 10.9 hectare lake and two creek systems sit outside your boundary and outside anyone’s control. What we will do is remove every breeding site on your own property and be honest about the rest. You will find the precise wording in our terms and conditions.
