COMMON PESTS IN KARALEE

Karalee is the most spread out suburb we work in on the Ipswich side. It covers about 15.6 square kilometres with only around 1,851 dwellings, and 98.2 per cent of those are detached houses, the highest share anywhere in our service area. That is by design: most allotments here were cut at the rural-residential scale of 2,000 square metres or more, and house building started in the early 1970s, with the western area subdivided through the 1980s and the riverside land in the 1990s and 2000s.

The rivers define the place. The Brisbane River runs along the northern and north-eastern boundary and the Bremer along the southern, which makes Karalee the only suburb on our books bounded by two separate river systems. Colleges Crossing sits just over the boundary at Chuwar and was rebuilt after 2022 at a cost of around ten million dollars, reopening in December 2024, with council noting that water velocity in 2022 exceeded 2011.

Flood isolation is a real local issue rather than a theoretical one. Ipswich City Council has run a Karalee Emergency Access Feasibility Study, with the preferred options being to raise Junction Road and Arthur Summervilles Road. In 2011 flooding reached the primary school and the Warrego Highway went under. For pests, what all that river frontage means is permanent rodent corridors, damp low ground and a lot of yard to keep clear.

TERMITE INSPECTIONS IN KARALEE

Termites cause more damage to Australian homes each year than fire, flood and storms combined, and no insurance policy covers the repair. CSIRO’s national survey classes the Ipswich region as high hazard for termites. Karalee has a specific and well-documented problem: house building here started in the early 1970s, so the original cohort of homes is now over fifty years old and the western subdivisions from the 1980s are past forty. Whatever chemical barrier went into that ground has been finished for decades, and there is no legal obligation on anyone to have replaced it.

On acreage the inspection runs well past the usual 90 minutes, because the house is a fraction of the property. Roof void, subfloor, internal walls and the full external perimeter first, then the fence lines, retaining walls, stumps, sleepers, the shed, the pump housing, the tank stand and any timber lying about, with a moisture meter and thermal camera reading behind the linings. On a 2,000 square metre block with mature trees, the trees are as relevant as the walls.

Find termites and you get honest options with real costs against each: chemical barrier, bait and monitoring system, or both. On a large river-frontage block with several potential nest trees, monitoring almost always makes better sense than trenching a barrier and hoping, and we will say so despite it being the smaller job.

What's Included in a Pest Treatment

A wand and ten minutes around the outside is not what you are paying for, and on a block this size it would be close to pointless. Your technician works the house first, kitchen, bathrooms, laundry, wardrobes and skirting boards, then the roof void and under the floor, before moving out to the rest of the property.

The outbuildings are the part that matters most here. The shed, the pump housing, the tank stand and the retaining walls all get treated, because on acreage they are colonised first and then feed the house steadily. Rodent stations go in the shed rather than the kitchen, since that is where the food is. We also walk the low ground and the river side of the block, because that is where damp sits and where the rodent runs come in from the corridor.

How much does pest control cost in Karalee?

Block size and building count decide it, and the price is fixed before we book. Karalee blocks start at around 2,000 square metres and most have at least a shed, so a house on its own is one number and a house plus a shed, a pump house and a tank stand is another. No published price could tell the difference between those, which is why we quote. My house is from the seventies. Is there any termite protection left?

Realistically, no. House building in Karalee started in the early 1970s and the western subdivisions went in through the 1980s, so the original cohort is now fifty years old or more. Chemical soil barriers have a working life measured in years rather than decades, and the long-lived organochlorine treatments used up to the mid 1990s were withdrawn. Homes of this vintage also predate the durable notice regime, so there is often nothing in the meter box to tell you what was ever installed. That is not a crisis, it just means nobody currently knows the state of the building, including you. An inspection tells you whether there is activity now and what the sensible retrofit is.

Do you treat the shed, or just the house?

Both, and on a Karalee block the shed usually matters more. Sheds, pump housings and tank stands are timber-rich, rarely disturbed and typically sitting directly on the ground with no barrier under them, so they are colonised well before the house. From there it is a short trip, comfortably inside the 50 metres a Coptotermes colony forages from its nest. The shed is also where rodents live, because that is where the feed, seed, fuel and pet food are stored. So when we quote, count the buildings for us honestly rather than leaving the old shed off to save money. That is the one we get called back to.

How often should I get a termite inspection in Karalee?

Every six to nine months on acreage rather than the standard twelve. The QBCC recommends a licensed pest controller inspect and report on your property every year, or more often in high hazard areas, and Karalee stacks up three reasons for the shorter interval: housing that is forty to fifty years old with no effective barrier, blocks of 2,000 square metres or more carrying mature trees, and outbuildings sitting on bare ground. Coptotermes acinaciformis occurs throughout Queensland and nests in tree bases and stumps. Count the mature gums within 50 metres of your house and you have counted the nest sites.

We are between two rivers. Does that bring the rodents?

It does, and it is the single biggest ongoing pressure here. The Brisbane River runs along the north and north-east and the Bremer along the south, which gives rodents a permanent corridor with water, cover and food on both sides of the suburb. The population outside your fence is never going to zero, so baiting alone will not fix it. What changes the result is proofing: sealing entry points on the house and shed, covering grates and weep holes, cutting vegetation back off the roofline, and getting feed and seed into sealed bins. We bait in lockable tamper-resistant stations, map every one, and return to check the take rather than leaving you a box of blocks. Servicing runs through the 365 Pest Protection Plans.

Is the treatment safe around horses, chooks, dogs and the tank water?

Yes, provided we know what is on the block before we arrive, which is why we ask on the phone. Products are APVMA registered and applied at label rates by a licensed technician, but on acreage the placement does most of the safety work. Rodent bait goes into lockable tamper-resistant stations without exception, never loose in a shed where a dog, a chook or a raptor gets to it. We keep treatment away from tank inlets and overflows, work back from any vegetable garden and fruit you are eating, and time the job so stock can be moved off first. How quickly can you get to Karalee?

Are the outbuildings covered by the warranty too?

Twelve months on every general pest treatment. If what we treated for returns inside that window we come back and re-treat at no cost, no argument. On acreage the scope is the thing to read on your certificate, because the warranty covers the buildings listed there. House only means house only, so if the shed was left off the job the shed is not covered. Cover follows the pests named as well, which for a standard treatment means ants, cockroaches, spiders and silverfish. Termite work and rodent baiting programs are quoted and warranted separately because they run on their own cycles, and rodent pressure from a permanent river corridor is managed rather than eliminated.
