COMMON PESTS IN LOGAN
Logan is a detached-housing city and that shapes every job. Eighty-five per cent of occupied dwellings here are separate houses, a much higher share than Brisbane, so almost every visit involves a full building perimeter, a roof void and either a slab edge or a subfloor. The northern suburbs, Woodridge, Kingston, Springwood and Slacks Creek, urbanised through the 1970s and predate the durable notice regime altogether. Yarrabilba, Greater Flagstone, Park Ridge and Logan Reserve are the opposite end: new homes on freshly turned ground.
More than 80 per cent of Logan is non-urban land and the bushland comes right up to the fence lines. Daisy Hill Conservation Park is tall eucalypt forest and melaleuca wetland inside a koala conservation area of over 1,500 hectares, with Venman Bushland National Park alongside it. Coptotermes termites nest in living gums, stumps and buried timber and forage up to 50 metres out, so a house backing onto that country is inside range whether it looks like it or not.
Water threads through all of it. The Logan River runs 184 kilometres and drains over 3,000 square kilometres, the Albert joins it just east of Beenleigh, and Scrubby Creek alone carries more than 60 kilometres of waterway from Greenbank across to Meadowbrook. Rodents, mosquitoes and cockroaches all follow those corridors into the suburbs.

More Australian homes are damaged each year by termites than by fire, flood and storms combined, and insurance covers none of it. Some operators do a lap of the outside with a wand and call that a treatment. The technician who turns up here starts indoors, working the kitchen, bathrooms, laundry, wardrobes and skirting boards, then goes up into the roof void and down under the floor, which is where most infestations actually begin.
The external pass takes the building perimeter, eaves, window and door frames, weep holes, fence lines and garden beds. How often should I get a termite inspection in Logan?
Twelve months minimum. The QBCC recommends a licensed pest controller inspect and report on your property annually, or more often in high hazard areas. For a home backing onto Daisy Hill Conservation Park, Venman Bushland National Park or the Scrubby Creek corridor, six to nine months is the better call, because Coptotermes acinaciformis occurs throughout Queensland, nests in living gums and stumps, and forages up to 50 metres out. My builder installed a termite barrier. Isn't that enough?
It is a good start and it is not the finish. Two things sit behind that. First, chemical barriers have a finite working life. The long-lived organochlorine soil treatments used up to the mid 1990s are gone, everything since is measured in years, and the QBCC guide sets out the maintenance a system needs, top-ups included, which is a step most owners never take. Second, and nobody tells homeowners this at handover, the National Construction Code states outright that installing a system will not stop termite activity occurring on the site. It reduces the risk of concealed entry. Read the durable notice in your meter box for the install date and chemical life, then book an inspection.
Is the treatment safe for my kids and pets?
Yes. Everything used is APVMA registered and applied at label rates by a licensed technician, and placement does as much work as product selection. Bait and dust are pushed into wall voids, roof cavities and cracks, and spray runs the skirting lines and the outside of the building. Treated surfaces are dry within a couple of hours. Fish, birds, reptiles, chooks or a pet on medication all warrant a mention when you book, and we will change the products and the running order to suit. Do I need to leave the house?
No, stay where you are. Keep kids and pets out of rooms as they are treated and off external surfaces until dry, about one to two hours, and that is the sum of it. No day off work, no night elsewhere. Clearing access before we arrive is the thing that helps most: the roof void hatch, the subfloor entry if there is one, and the perimeter, especially the narrow side where the fence crowds the wall. How quickly can you get to Logan?

I already sprayed and it did not work. Can you still help?
Yes, and it is where a lot of customers start. Supermarket surface sprays are repellents, so they scatter a population instead of killing a colony. With German cockroaches the survivors head deeper into wall voids and appliance motors and the next treatment gets harder. With ants the colony splits and fresh trails appear in two new spots within a fortnight. Baits fail when the bait type does not suit the species, because nothing gets carried home. Nobody is going to give you a hard time for having a go first. Tell us what you used and where you put it, because it narrows both the species and the spread, and then the full residential treatment goes after the harbourage rather than the surface.
What is covered by the 12-month warranty?
Every general pest treatment carries twelve months. The pests we treated for come back inside that window and we return and re-treat at no cost, without a debate about it. Cover follows what is named on your certificate, so a standard treatment means ants, cockroaches, spiders and silverfish. Termite work, rodent baiting programs and bed bugs are quoted and warranted separately because they need their own treatment cycle. Fire ants are not warranted by anyone commercially, because they are regulated biosecurity matter handled through the national program rather than by private operators. Can you treat fire ants in Logan?
No, and no private operator can, because fire ants are regulated biosecurity matter under the Biosecurity Act 2014. Logan sits squarely inside the program area, so treatment and the movement of soil, mulch, hay and turf are all controlled. Report suspected fire ants to the National Fire Ant Eradication Program on 13 22 68, and read Logan City Council’s fire ant page for what your general biosecurity obligation means as a landholder.
