COMMON PESTS IN RIPLEY

Ripley is one of the fastest growing places in the country and nearly every house in it is new. The population went from around 1,400 in 2016 to 4,288 in 2021, and the Ripley Valley Priority Development Area covers 4,680 hectares planned for 48,750 dwellings and roughly 131,000 people. In practical terms that means almost every home here is protected by one builder’s termite barrier installed at construction, and nothing else at all.

New builds carry more risk than owners expect. The house sits on freshly disturbed soil that frequently has construction off-cuts buried in it, and Coptotermes acinaciformis exploits exactly that, which is why the first few years after a build are the exposed ones. Landscaping is the second problem. Garden beds, mulch and retaining walls banked against the slab edge can bridge the barrier completely, invisibly, and it is the most common fault we find in new estates anywhere.

Bundamba Creek forms the eastern boundary and Deebing Creek runs through the valley, and Ipswich City Council notes it adjusts its roughly 200 mosquito treatment sites as the undeveloped land here gets built out. Cleared paddock edges push coastal brown ants, rodents and spiders into new yards, and activity climbs steeply from October to March.

TERMITE INSPECTIONS IN RIPLEY

Termites cost Australian homeowners more each year than fire, flood and storms combined, and none of it is insured. Ripley falls inside the high hazard band of the CSIRO national termite survey. Report, photos and findings the same day.

If termites are present you get the options with honest costs and timeframes: chemical barrier, bait and monitoring system, or both. On a new home still inside builder’s warranty there may also be a claim worth pursuing, and we will tell you when we think that is the case even though it does not put money in our pocket. What we will not do is scare you into the most expensive option while standing on your driveway.

What's Included in a Pest Treatment

A ten-minute lap of the outside with a spray wand is not what this is. Your technician begins indoors through the kitchen, bathrooms, laundry, wardrobes and skirting boards, then goes up into the roof void, which on a new slab home is where the infestations that matter tend to start.

The external work runs the building perimeter, eaves, window and door frames, weep holes, fence lines and garden beds, with real attention on the slab edge and the weep holes. That focus is deliberate: on a compact Ripley lot the fence, your garden bed and the neighbour’s retaining wall are all sitting within a metre of your wall, and everything bridges everything. Webbing and wasp nests come down while we are there, and the voids a spray cannot reach get dust or bait.

My house is brand new. Do I really need a termite inspection?

Yes, and new homes are precisely the ones owners wrongly assume are safe. A new build sits on disturbed soil that often has construction off-cuts buried in it, which is what makes new buildings vulnerable during their first years. Your builder installed a system to AS 3660.1 and fixed a durable notice in the meter box with the install date and the chemical’s expected life on it. That is a record, not a guarantee, and the National Construction Code says outright a system will not stop termite activity on the site. The QBCC recommends annual inspections. Book yours here.

How often should I get a termite inspection in Ripley?

Every twelve months, starting the first year you own the place rather than five years in. How quickly can you get to Ripley?

I already sprayed and it did not work. Can you still help?

Yes, and in a new estate it is close to a rite of passage. Hardware store sprays repel rather than kill, so they scatter a population instead of finishing a colony, and coastal brown ants are the worst possible case for that: multiple queens, spread by budding, so scattering them just seeds the next stretch of lawn or the neighbour’s yard, which then comes straight back to you. Baits fail when the type is wrong for the species and nothing gets carried home. No one is going to give you grief for trying. Tell us what you used and where you put it, because it helps pin the species and the spread, and then the full residential treatment targets harbourage instead of surfaces.

What is covered by the 12-month warranty?

Twelve months on every general pest treatment. What we treated for returns inside that window and we come back and re-treat at no charge, no argument. Cover follows the pests named on your certificate, which for a standard job means ants, cockroaches, spiders and silverfish. Termite work, rodent baiting programs and bed bugs run to different cycles so they are quoted and warranted separately. Keep this distinct from your builder’s termite management system, which is warranted by the builder and recorded on the durable notice in your meter box. Ants keep coming in from the building site next door. What can you do?

A fair bit, and this is the defining Ripley problem. Every time a neighbouring lot gets scraped, the ant and spider populations living in that ground get pushed into the houses either side, and no amount of treating your kitchen fixes a source sitting twenty metres away and moving again next month.
