Our Local KNowledge
COMMON PESTS IN CARINDALE
Here is something most residents do not know about their own suburb. Carindale is younger than the schools inside it. The name started life in 1976 as a marketing label for a housing estate, was approved for the shopping centre in 1978, and only became an official suburb in 1980, carved out of neighbouring Belmont. Yet Belmont State School, which opened in 1876, and Carina State School, which opened in 1917, both sit within modern Carindale’s boundaries. The suburb is a four-decade-old creation wrapped around two of the district’s oldest institutions.
Bulimba Creek runs through Carindale roughly south to north and forms most of the suburb’s western open-space spine. The Pacific Golf Club takes up a large share of the land beside it, which puts a heavily irrigated landholding with water features directly against a creek corridor. Belmont Hills Bushland adjoins to the south and east, and Brisbane City Council lists it among the reserves where koalas are still found in natural habitat. The Gateway Motorway closes the suburb off on its eastern edge.
That mix produces a fairly predictable pattern of call-outs. Properties near the creek and golf course see more mosquito pressure after rain, more spider activity along fence lines, and more rodent movement through the reserve corridors. Deeper into the estate it is the ordinary business of a large suburban population, ants tracking in along slab edges, cockroaches around bins and drainage, wasps in eaves. What makes Carindale different from a newer estate is the age of the housing behind that ordinary pressure.
Termites
TERMITE INSPECTIONS IN CARINDALE
Australian homeowners lose more to termites in a typical year than to fire, flood and storm damage combined, and none of it is covered by insurance. The CSIRO national termite survey puts this region in its high hazard band. Carindale’s high rate of outright ownership is the detail that matters here: these are homes people have lived in for decades, often with original decking, retaining walls and garden structures that have quietly aged past the point where anything installed at construction is still doing its job.
An inspection here takes in the roof void, the subfloor where one exists, internal walls, the complete external perimeter, retaining walls, fence lines and any timber in the yard, all read with a moisture meter and thermal camera so nothing has to be cut open. On a property backing the Bulimba Creek corridor or the Belmont Hills reserve, we add time on that boundary specifically, because Coptotermes acinaciformis will nest in a stump or tree base and forage as far as 50 metres out from it.
Timber retaining walls are worth a particular mention in a suburb built across sloping ground like this one. They are the single most common place we find activity on an established Carindale block, and because they sit outside the house most owners never think to look at them. The QBCC recommends a licensed pest controller inspect and report on a property every year, or more often in high hazard areas.
What you get
What's Included in a Pest Treatment
A lap of the outside with a spray wand is not a treatment, whatever it costs. We start indoors and work the kitchen, bathrooms, laundry, wardrobes and skirting boards, then go up into the roof void and down into the subfloor where there is one.
Outside takes in the perimeter, eaves, window and door frames, weep holes, fence lines and garden beds, with webbing and wasp nests taken down and dust or bait placed into voids that no surface spray reaches. On the larger Carindale blocks we also go over retaining walls and any timber structures in the yard, since those are frequently where the actual problem starts.
Most homes here run 60 to 90 minutes, a little longer on the bigger blocks. Your certificate is emailed the same day and we set a reminder for the next service so it is not sitting in the back of your mind.

Frequently Asked Questions
Carindale Pest Control FAQs
The things people ask us most before they book.
How much does pest control cost in Carindale?
That depends on the size of the home and what turns up on inspection, so we look before we quote rather than guessing down the phone. Call 1300 545 489, tell us about the property, and the figure we give you is the figure you pay. The quote itself costs nothing. Given the age of a lot of Carindale housing, it is worth asking about a termite inspection while you are on the call.
Are Belmont State School and Carina State School actually in Carindale?
Yes, both of them, which surprises people. Carindale was only gazetted as a suburb in 1980, carved out of Belmont, but the boundaries drawn at the time put two much older schools inside it. Belmont State School dates to 1876 and Carina State School to 1917. It is a harmless piece of trivia, but it is a useful reminder that parts of this suburb are considerably older than the Carindale name suggests.
We back onto Bulimba Creek. Does that change the treatment?
It changes where we spend our time. A permanent creek corridor with reserve land either side is a route that spiders, rodents and termites all use to move between properties, and standing water after heavy rain drives mosquito numbers up for a few weeks afterwards. We work the rear boundary harder on those blocks and suggest keeping stacked timber, mulch piles and clippings off that fence line, because they give everything coming across a comfortable place to stop.
How often should I get a termite inspection in Carindale?
Once a year as the floor, and every six to nine months if you back onto the creek corridor or the Belmont Hills bushland. The QBCC sets annual inspection as the minimum standard for high hazard areas and this region carries that rating under CSIRO’s national termite survey rates the region high hazard. Book a termite inspection and we will keep the reminder for you.
Do you check timber retaining walls?
Always, and in Carindale they earn the attention. A lot of this suburb is built on slope, so retaining walls are everywhere, and a timber wall sitting in damp soil against a bank is close to ideal conditions for a colony. Finding activity in a retaining wall well before it reaches the house is one of the better outcomes of a routine inspection, because at that point it is a manageable problem rather than a structural one.
How quickly can you get to Carindale?
Usually same day or the one after, and we work Saturdays. Call 1300 545 489 and say if something is urgent, a wasp nest by a doorway, scratching overhead at night, or damage you have just uncovered, and we will move you up the run.
What does the 12-month warranty cover?
Every general pest treatment we do carries a full year of cover, so any pest listed on your certificate that shows up again inside that window gets re-treated at no charge to you. Termite work and rodent baiting are quoted and warranted separately. The full wording is in our terms and conditions.
