Our Local KNowledge

COMMON PESTS IN EDENS LANDING

The suburb is named for Henry Eden, an early timber-industry settler who in 1865 sought government permission to run a punt and ferry across the Logan River. The landing was his crossing point. Eden later moved to the Tweed and eventually returned to England to take up an inherited title. Before the current name the area was known as Holmview Heights, and a small Wesleyan Methodist church opened on settler Wilson Holliday’s property on Easter Sunday in 1869.

Modern Edens Landing is unusual in that it was built as one piece rather than growing. Leighton developed the estate in 1984 and 1985, it was gazetted by the Place Names Board in November 1985 and formally named and bounded in February 1986, and Leighton paid for the railway station themselves, which opened in January 1986. That is the reverse of the normal Queensland pattern, where a station arrives and a suburb grows around it. Here the station exists because a developer needed the estate to sell. The state school did not open until January 1997.

The geography is the part that actually changes our work. Edens Landing covers only 2.6 square kilometres but the elevation runs from about 10 metres at the river up to around 90 metres to the southwest. That is a genuine slope, and it means two different sets of conditions inside one small suburb. The low northern and northeastern parts near the Logan River hold moisture, see more mosquito activity after rain and more rodent movement along the river margin. The elevated southwest is drier and behaves like a conventional estate. Same suburb, noticeably different inspections.

Termites

TERMITE INSPECTIONS IN EDENS LANDING

Australian homes suffer more termite damage annually than they do from fire, flood and storms combined, and it is uninsurable. The CSIRO’s national termite survey rates the region high hazard. Edens Landing carries a specific version of that risk: a suburb built almost entirely across the mid-1980s and 1990s has termite management systems of a similar vintage, and they have now had thirty-odd years to reach and pass the end of their working life.

We work through the roof void, the subfloor where present, internal walls, the full external perimeter, fence lines and yard timber, using a moisture meter and thermal camera so nothing gets cut into. On a lower-lying block near the river we give the perimeter and any subfloor considerably more attention, because Coptotermes acinaciformis is drawn to consistent ground moisture and will forage up to 50 metres from its nest to find it.

In townhouse rows we extend the inspection to the shared roof space and party walls, since a single colony can work its way along several attached dwellings without anyone in the middle noticing. The QBCC’s published minimum is a yearly licensed inspection in high hazard areas, and a thirty-five-year-old estate home sits comfortably inside that recommendation.

What you get

What's Included in a Pest Treatment

Spraying the external walls for a few minutes is not a treatment. We start inside and work the kitchen, bathrooms, laundry, wardrobes and skirting boards, before moving up into the roof void and down into the subfloor where one exists.

Externally we cover the perimeter, eaves, window and door frames, weep holes, fence lines and garden beds, clearing webbing and wasp nests and pushing dust or bait into voids that no surface spray reaches. On the lower blocks we spend extra time on drainage, ground levels and anywhere water sits after rain, since that is what drives the problems at this end of the suburb.

A typical job runs 60 to 90 minutes. The certificate arrives by email the same day and we set a reminder for the next service so it does not drift a year and a half.

Frequently Asked Questions

Edens Landing Pest Control FAQs

The things people ask us most before they book.

How much does pest control cost in Edens Landing?

House size and what turns up on the day decide it. Call 1300 545 489, run through the property with us, and the number we quote is the number you pay, at no cost to get one. Worth mentioning whether you are on the high or low side of the suburb, since that genuinely affects what we expect to find.

Why does the suburb have a station when Holmview doesn't?

Because Leighton paid for it. The Edens Landing station opened in January 1986, funded by the developer to help sell the estate they had built the year before. It is the opposite of how these things usually happen. And the companion fact is just as odd: Holmview’s station was relocated in 1987 and now sits at Spanns Road in Beenleigh, so Holmview has a station named after it that is not in the suburb, while Edens Landing has one that only exists because of a subdivision.

Does it matter which part of the suburb I'm in?

More than you would expect for somewhere this small. Edens Landing runs from about 10 metres elevation at the Logan River up to around 90 metres in the southwest, across only 2.6 square kilometres. The low northern end holds moisture, gets more mosquito activity after rain and sees more rodent movement in from the river margin. The higher southwest is drier and behaves like a standard estate. Give us the street when you book and we will tell you which pattern applies.

How often should I get a termite inspection in Edens Landing?

Every twelve months, and consider more frequently on the lower blocks near the river. The QBCC advises no longer than twelve months between inspections in high hazard areas and this region carries that rating under CSIRO national termite survey places this region in the high hazard category. Book a termite inspection and we will carry the reminder forward.

The whole estate went up around the same time. Does that matter?

It does, and it is the most useful thing to know about termite risk here. When a suburb is built in one burst, its original termite barriers were installed in one burst too, and they reach end of life together. Edens Landing went up through the mid-1980s and 1990s, so a great many homes here are relying on protection that expired some years ago. Owners tend to assume the builder’s system is permanent. It was never designed to be.

How quickly can you get to Edens Landing?

Same day or next in most cases, and we do work Saturdays. Ring 1300 545 489 and say if something needs dealing with now, a wasp nest by a door, noise in the roof at night, or damage you have just found.

What does the 12-month warranty cover?

General pest treatments come with twelve months of cover, so anything listed on your certificate that reappears in that year is re-treated free of charge. Termites and rodent baiting are handled as separate services with separate cover. The detail is all in our terms and conditions.
