Our Local KNowledge
COMMON PESTS IN HOLMVIEW
Start with the thing that catches everyone out. Holmview railway station is not in Holmview. The station opened in 1885 as Holme View, named because it had a view toward the Loganholme area, but it was relocated in March 1987 and now sits at Spanns Road in Beenleigh. The suburb kept the name and lost the station. If you are moving here on the assumption that you have a train at the end of the street, it is worth knowing before you sign.
The land use is the second thing worth knowing, and it is far more relevant to pest control. In 1980 the Beenleigh cattle saleyards relocated to Holmview at the same time as Teys Brothers established their meatworks, and a cattle underpass runs beneath Waterford-Beenleigh Road linking the yards to the processing plant. An operating abattoir and livestock saleyards generate constant, genuine pest pressure, rodents, flies and birds in particular, and that pressure does not stop at the industrial boundary. It is the single biggest environmental factor on this page and no other suburb in this batch has anything comparable.
Everything else about Holmview is new. It was a locality from 1975 but only became a suburb in 2003, and the population went from 746 in 2006 to 1,395 in 2011 to 2,358 in 2016 and then 4,455 in 2021. Median age is 28, the youngest by a distance. Only a small section of the northern boundary touches the Logan River, so despite what some listings suggest this is not really a riverside suburb. August Thorsborne did run a cordial factory here from 1873 and a brewery from 1884, producing hop beer, ginger beer and horehound, before it hit financial trouble by 1891.
Termites
TERMITE INSPECTIONS IN HOLMVIEW
Termites cause more damage to Australian homes each year than fire, flood and storms combined, and it falls outside every standard insurance policy. This region sits in the high hazard band of the CSIRO national termite survey marks this region high hazard. Holmview’s particular issue is that almost every house here is new enough for the owner to assume termites are somebody else’s problem, which is exactly the assumption that lets a colony get established unnoticed.
The inspection covers the roof void, subfloor where one exists, internal walls, the complete perimeter, fence lines and any yard timber, all read with a moisture meter and thermal camera so nothing needs opening up. On recently built slab-on-ground homes we look hardest at the slab edge, weep holes and anything added since handover, since new landscaping, paving and raised garden beds are the most common way a working barrier is bridged. Coptotermes acinaciformis forages up to 50 metres from the nest.
If your home came with a builder’s termite management system, we will explain what it actually is: a barrier with a defined working life and specific maintenance requirements, not a permanent guarantee, and in many cases one that depends on keeping the perimeter visible and clear. The QBCC’s guidance is a yearly inspection at minimum where the hazard rating is high, and that includes brand new houses.
What you get
What's Included in a Pest Treatment
We do not turn up, spray around the outside for ten minutes and leave. Inside is covered first, kitchen, bathrooms, laundry, wardrobes and skirting boards, before moving up into the roof void and down into the subfloor where there is one.
Outdoors we work the perimeter, eaves, window and door frames, weep holes, fence lines and garden beds, clearing webbing and wasp nests and placing dust or bait into voids surface spray cannot reach. On properties closer to the saleyards and meatworks we pay particular attention to rodent entry points and fly harbourage, because that pressure is constant here rather than seasonal.
Most homes are done inside 60 to 90 minutes. The certificate is emailed the same day in a form that suits a property file, and we can put multiple managed properties onto one recurring schedule.

Frequently Asked Questions
Holmview Pest Control FAQs
The things people ask us most before they book.
How much does pest control cost in Holmview?
The property and the inspection findings set it. Phone 1300 545 489, describe the home, and what we quote is what you pay, free either way. If you are within a few streets of the saleyards or the meatworks, mention it, because rodent and fly pressure there is higher and it is worth building that into the plan rather than discovering it later.
Does the abattoir and saleyards cause pest problems for nearby homes?
It raises the background pressure, yes, and we would rather be straight about that than pretend otherwise. Livestock yards and a processing plant generate reliable rodent, fly and bird activity, and that does not respect the industrial boundary. It does not mean your house will have a problem, it means the pressure arriving at your house is higher than it would be elsewhere, so proofing and a maintained treatment matter more. Sealing entry points, keeping bins tight and staying on a regular schedule does most of the work.
Is Holmview railway station in Holmview?
No, and it is the most common local misconception. The station opened here in 1885 but was relocated in March 1987 and now sits on Spanns Road in Beenleigh. The suburb retains the name. It has no practical effect on pest control, but it catches out plenty of people looking at property here, so it is worth saying plainly.
My house is only a few years old. Do I need a termite inspection?
Yes, and in Holmview this question comes up more than anywhere else because so much of the suburb is new. A builder’s termite management system is a barrier with a working life and maintenance conditions, not a permanent guarantee, and several types stop working if landscaping or paving covers the inspection zone. The QBCC advises an annual inspection and report in high hazard areas. Book a termite inspection and we will set your reminder from the first one.
I'm a tenant in Holmview. Can I arrange treatment myself?
Usually it has to go through your property manager or owner, as they are who we invoice and who gets the certificate. Given more than half of Holmview rents, this is routine for us. Ring us regardless if there is an active problem and we will tell you exactly what to put in writing to your manager, which normally gets it moving faster than a general complaint.
How quickly can you get to Holmview?
Typically same day or the next, weekends included. Call 1300 545 489 and flag anything urgent, and it moves up the run. Rodent call-outs here can spike when there is activity at the yards, so if several neighbours are reporting the same thing at once, mention that too.
What does the 12-month warranty cover?
Twelve months on every general pest treatment, with free re-treatment of any pest listed on your certificate that returns inside that period. Termite treatment and rodent baiting each carry their own quote and warranty terms. The whole of it is covered in our terms and conditions.
