Our Local KNowledge

COMMON PESTS IN MONARCH GLEN

Monarch Glen is a genuinely new suburb rather than an estate name, which surprises people. It was approved and designated as a locality on 20 May 2016, covers 9.7 square kilometres in the City of Logan, and Logan City Council records that it is named after the monarch butterfly found locally. It sits inside the Greater Flagstone Priority Development Area alongside Silverbark Ridge and Riverbend, all three created at much the same time to take future growth.

Council describes the area historically as a quiet, heavily wooded and hilly place with a timber-getting and sawmilling past, formerly part of Undullah station. That description still fits the ground. It is ridge and gully country that was logged rather than cleared flat, bordered by Lyons, Silverbark Ridge, Flagstone, Undullah, Flinders Lakes and Riverbend, several of which remain rural.

What is going in is substantial: a masterplanned community of roughly a thousand hectares and around 7,300 lots, with over 400 hectares retained as green corridor and first settlements forecast from early 2027. Lots are conventional suburban sizes rather than acreage. For pest control that produces a very particular combination. Active earthworks and construction on ground that has never been built on, conventional-density housing, and a permanent bushland corridor running through and around the whole thing. Disturbance drives colonies to move, and the corridor supplies them.

Termites

TERMITE INSPECTIONS IN MONARCH GLEN

Termites do more damage to Australian homes each year than fire, flood and storms combined, and it is not insured. CSIRO’s national termite survey grades this region high hazard. Building new houses onto previously wooded ridge country, while keeping 400 hectares of that bush in place, does not remove the hazard. It puts new timber structures inside it.

On a new home the inspection concentrates on the slab edge, weep holes and the inspection zone the barrier relies on staying visible, along with the roof void, internal walls, the full perimeter and any yard timber, read with a moisture meter and thermal camera. Coptotermes acinaciformis nests in stumps and the base of trees and forages up to 50 metres, and on this site the retained corridor and the stumps of cleared timber both sit inside that distance of a lot of new lots.

There is a specific risk in a suburb built on recently logged and cleared ground, and it is worth naming. Land that carried timber and was then cleared for development leaves stumps and root systems in the soil, often buried under fill, and those support colonies that were there long before the house was. A new slab does not remove them. It gives them something new to find. QBCC guidance is no more than twelve months between licensed inspections in high hazard areas.

What you get

What's Included in a Pest Treatment

Ten minutes with a wand around the outside is not a treatment. We start inside, through the kitchen, bathrooms, laundry, wardrobes and skirting boards, then into the roof void, which on a new house is straightforward and worth establishing a baseline on early.

Externally we work the perimeter, eaves, window and door frames, weep holes, fence lines and garden beds, taking down webbing and wasp nests and getting dust or bait into the voids a surface spray leaves untouched. In a suburb still under construction we also look at what is happening next door, because an active building site beside you changes ant, spider and rodent pressure noticeably and it is usually temporary rather than something wrong with your place.

Most homes take 60 to 90 minutes. The certificate is emailed the same day and it is worth filing with your handover documents, since an unbroken inspection record is what keeps a builder’s system meaningful. The next reminder is set before we leave.

Frequently Asked Questions

Monarch Glen Pest Control FAQs

The things people ask us most before they book.

How much does pest control cost in Monarch Glen?

House size and findings set it, and since most homes here are new and similar it is usually simple to quote. Call 1300 545 489, describe the place, and what we quote is what you pay, free to obtain. If your lot backs the green corridor, mention it, because that changes where the time goes.

Is Monarch Glen a suburb or an estate?

Both, in a way, and it confuses everybody. Monarch Glen is a gazetted suburb in its own right, designated on 20 May 2016 and named after the monarch butterfly. The large masterplanned community being built inside it is marketed under a different name, which is why you will see two names used for what feels like the same place. The suburb is the bigger container; the community sits within it.

My house is brand new. Do I still need a termite inspection?

Yes, and on ground like this especially. A builder’s termite management system is a barrier with a working life and maintenance conditions, not a permanent seal, and several types stop working as designed once paving, decking or garden beds cover the inspection zone. This land also carried timber before it was cleared, so buried stumps and root systems can support colonies that predate the house entirely. New construction lowers the risk. It does not remove it.

We back onto the green corridor. What does that mean for pests?

More of everything along that boundary, and that is the trade-off for the outlook. Over 400 hectares of retained bush means mature trees, stumps and fallen timber permanently within foraging range, plus more spider, ant and rodent traffic entering the yard from that side than from the street. It is why we work the rear boundary properly rather than treating the house and calling it done.

There's construction all around us. Is that why we're seeing more pests?

Very likely, and the good news is that it passes. Earthworks disturb established colonies and push them to find new ground, and cleared vegetation removes the habitat that was holding ants, spiders and rodents where they were. You feel that as a spike in activity that has nothing to do with the state of your house. It settles as the surrounding stages complete, and in the meantime a treatment handles it rather than you waiting it out.

How often should I get a termite inspection in Monarch Glen?

Annually, and every six to nine months on a lot adjoining the bush corridor. The QBCC recommends yearly inspection by a licensed pest controller in high hazard areas and CSIRO’s national survey classifies the region as high hazard. Book a termite inspection and we will handle the reminders from there.

What does the 12-month warranty cover?

Twelve months on every general pest treatment, with free re-treatment of any pest listed on your certificate that returns in that time. Termite jobs and rodent baiting are quoted separately and warranted separately. It is all in our terms and conditions.
