Our Local KNowledge

COMMON PESTS IN RIVERBEND

Riverbend is a recent creation. Logan City Council proposed it to cater for growth in the Jimboomba region over the following twenty years, and the Department of Resources finalised its boundaries in September 2017, excising it from Jimboomba. Logan City Council records that the name comes from a prominent bend in the Logan River at the southern end of the suburb. Cedar Grove Weir sits on that same southern boundary.

What exists on the ground today is undulating acreage country with elevated views in parts, bordered by Flagstone and South Maclean to the north, Jimboomba to the east, and Cedar Grove, Monarch Glen and Kagaru to the south and south west. There are no schools in the locality; families use Flagstone and Jimboomba. Two hundred and eleven dwellings across sixteen square kilometres is genuinely low density, and it shows in the properties, which mostly carry a shed or two along with the house.

The change coming is substantial. A masterplanned community of roughly 550 hectares and around 7,000 dwellings has been approved in stages within the suburb, with the first residential lots approved in May 2026, a state primary school anticipated around 2028 or 2029, and more than a quarter of the site set aside as open parkland with riverside pathways. So over the next few years Riverbend becomes two kinds of suburb at once: established acreage on one hand, and new slab-on-ground housing on the other, with the river running along the bottom of both.

Termites

TERMITE INSPECTIONS IN RIVERBEND

Australian homes suffer more termite damage annually than they do from fire, flood and storms combined, and there is no insurance behind it. The CSIRO national termite hazard survey rates this region high. Direct river frontage puts Riverbend at the harder end of that, because a permanent watercourse and its riparian corridor supply constant moisture and mature timber along the same edge.

On an acreage block we work the roof void, subfloor, internal walls and full perimeter with a moisture meter and thermal camera, then out through sheds, garages, tank stands, pump housings, fence lines, stacked firewood and the river boundary. Coptotermes acinaciformis nests in stumps and tree bases and forages up to 50 metres, which on sixteen square kilometres of low-density land means a lot of your own block sits inside range of the house.

Riverbend is unusual in needing two different conversations depending on which house you are in. On an older acreage home the risk lives in accumulated structures, old fencing and stumps, and inspection is about finding what is already there. On a new build the risk is a barrier with maintenance conditions that owners are rarely told about, and inspection is about keeping it working. Both need doing yearly. QBCC guidance sets annual inspection as the minimum where the hazard rating is high.

What you get

What's Included in a Pest Treatment

A lap of the house with a spray wand does not cover a property of this size. We work indoors first, through the kitchen, bathrooms, laundry, wardrobes and skirting boards, and then take in the roof space and the subfloor where the house has one.

The external work takes in the perimeter, eaves, window and door frames, weep holes, fence lines and garden beds, with webbing and wasp nests removed and dust or bait pushed into voids a surface spray never touches. On a Riverbend block that extends through the sheds, tank stands, pump housings and the river boundary, and we look hard at anything holding water, because river frontage and a wet season make mosquito breeding sites on your own property the main thing you can actually control.

Larger blocks take longer than a suburban house and you get a straight estimate on the day rather than a standard one. The certificate is emailed that afternoon with the next reminder set.

Frequently Asked Questions

Riverbend Pest Control FAQs

The things people ask us most before they book.

How much does pest control cost in Riverbend?

Acreage is quoted on the property and a new house on the estate is quoted more like a standard home, so it depends which you are in. Ring 1300 545 489, tell us the block size and what structures are on it, and what we quote is what you pay. The quote is free.

We're near the river. What should we expect?

More mosquito activity, particularly after rain and through the warmer months, more rodent and spider movement along the riparian corridor, and the highest termite pressure on the property concentrated along that boundary. The Logan River runs the full southern edge of the suburb with Cedar Grove Weir on it, so a fair number of properties here are genuinely close to permanent water. It is a feature of the place rather than a fault, and it mostly decides where we spend the visit.

Is Riverbend an estate or a suburb?

A suburb. Its boundaries were finalised in September 2017, excised from Jimboomba, and Logan City Council named it after the bend in the Logan River at its southern end. There is also a large masterplanned community being built inside it that shares the name, which is where the confusion comes from. If you have lived here since before 2021 you are almost certainly on acreage rather than in that community.

The census says 661 people. Is that still right?

It was right in 2021 and it is already dated. Around 7,000 dwellings have been masterplanned for the suburb, the first residential lots were approved in May 2026, and a state primary school is anticipated around 2028 or 2029. So 661 people in 211 dwellings describes the acreage suburb that existed before the growth, and we present it as a 2021 figure rather than a current one.

My house is new. Do I still need a termite inspection?

Yes. A builder’s termite management system is a barrier with a working life and maintenance conditions, not a permanent guarantee, and several types stop functioning as intended once paving, decking or garden beds cover the inspection zone they depend on. Being close to a river corridor with mature timber along it makes keeping that barrier working more important here than in a dry inland estate, not less.

Do you treat sheds and pump housings?

Yes, and on the acreage blocks they matter as much as the house. Pump housings and tank stands sit close to permanent water, hold damp, and are made of exactly the materials a colony is looking for, while being things nobody inspects. Sheds are the same story with more stored timber in them. On a river property they are consistently where activity shows up before the house does.

What does the 12-month warranty cover?

Twelve months on every general pest treatment, and anything named on your certificate that reappears in that time is re-treated free. Termite work and rodent baiting are quoted apart and warranted apart. Full particulars are in our terms and conditions.
