COMMON PESTS IN MANLY
Manly is small and old and it sits directly on the water. The whole suburb is about 2.7 square kilometres with roughly 1,878 dwellings, and it has the oldest median age of the bayside suburbs at 46 along with the highest unit share, at around 16 per cent flats. That combination shapes the work: long-held character homes on one hand, and unit blocks where cockroaches move between lots through shared walls and roof cavities on the other.
The housing history is genuinely mixed rather than uniform. Manly had a real pre-war township here, with a population approaching a thousand by 1900 and the state school opening in 1910, then the population quadrupled after 1954. So you get pre-1946 timber homes with subfloors alongside post-war and later infill, and the two need different inspections. The suburb was originally called Wyvernleigh, and the Manly Beach Estate was auctioned in 1882.
Moreton Bay is the eastern boundary, and Manly has genuine tidal frontage at Darling Point, Norfolk Point, Rose Bay and Eastwood Beach, plus the 41.8 hectare Manly Boat Harbour. Salt air corrodes metal ant capping over decades, humid subfloors suit silverfish, and mangrove and mudflat habitat close by drives mosquito and midge pressure through the warmer months.

TERMITE INSPECTIONS IN MANLY
Termites cause more damage to Australian homes each year than fire, flood and storms combined, and no standard policy covers a cent of it. Brisbane sits in the high termite hazard band of the CSIRO national termite survey, with activity recorded outside the building at 44.7 per cent of surveyed homes and inside at 26 per cent, adjusted to a standard thirty-year-old house. In Manly, the pre-1946 stock was never built with a chemical barrier at all, which Brisbane City Council’s own definition of character housing makes clear.
On a character home the subfloor is the heart of the inspection and it takes about 90 minutes. Roof void, subfloor, internal walls, the full external perimeter, fence lines, retaining walls, stumps and yard timber, with a moisture meter and thermal camera reading behind the linings. Ant capping gets particular attention here, because coastal conditions corrode metal over decades and once the capping fails termites reach the bearer ends with nothing to interrupt them.
Manly also has the drywood termite risk that runs through Brisbane’s older suburbs. The West Indian drywood termite needs no soil contact, so a barrier does nothing against it, and it targets the hoop pine used throughout pre-war Queensland houses. How much does pest control cost in Manly?
It depends on whether you have a character home with a walk-in subfloor or a unit, and the price is fixed before we book. Those are very different jobs, and Manly has more of both than most bayside suburbs, so a single advertised price would misrepresent half the street. My place is a pre-war home on stumps. Is that a problem?
It cuts both ways and you deserve the honest version. The advantage is real: a subfloor you can walk into gets inspected properly, unlike a slab where damage hides until it reaches the frame. The risks are equally real. Timber stumps in ground contact give termites a direct route, CSIRO names timber in ground contact, poor drainage and low subfloor clearance as the key structural risk factors, and this close to the bay metal ant capping corrodes over the decades until it stops doing its job. Clearing stored timber from under the house and fixing a downpipe are the cheap wins, and neither needs us.
I am in a unit block. Can you treat just my flat?
We can, and it helps, but know what you are buying. Around 16 per cent of Manly dwellings are flats, and in a shared building cockroaches move through party walls, roof cavities and plumbing penetrations, breeding three to four generations a year. Treat one lot and the population next door refills the gap over the following months. The sensible sequence is to treat yours now for relief, then take a written building-wide quote to your body corporate, which is cheaper per lot than every owner paying separately twice a year forever. Does being right on the bay make things worse?
In three specific ways. Humidity, because a bayside subfloor holds the moisture silverfish need and that CSIRO lists among the conditions sustaining subterranean termites. Metal corrosion, because coastal air degrades ant capping over decades and corroded capping is a recognised conducive defect. And the tidal habitat itself, with mangroves, mudflats and saltmarsh along the foreshore driving mosquito and biting midge pressure. None of it is a reason not to live here. It is a reason to inspect more often than an inland suburb would need.
How often should I get a termite inspection in Manly?
Twelve months as a floor, six to nine on a pre-war timber home. The QBCC recommends a licensed pest controller inspect and report annually, or more often in high hazard areas, and Manly ticks both boxes: Brisbane is a CSIRO high hazard zone, and homes built before the end of 1946, which Council classes as character buildings, had no termite management system to begin with. The upside is that a walk-in subfloor is genuinely inspectable, so an annual look here actually finds things while they are cheap. Book a termite inspection.

Cover follows the pests named on your certificate: ants, cockroaches, spiders and silverfish on a standard job. Termite jobs, rodent programmes and bed bugs are priced and warranted separately.
