Our Local KNowledge
COMMON PESTS IN ELLEN GROVE
Ellen Grove is a small suburb with an unusual housing story. It was subdivided from a 500-acre holding by a private developer through the late 1940s and 1950s into small residential lots, with modest dwellings built for low-income families during the post-war housing shortage. That was a private subdivision rather than a Housing Commission estate, which is a distinction worth knowing because it is often confused with neighbouring Inala. The name was only proposed in 1962.
Around 37 per cent of dwellings are semi-detached or duplexes, roughly two thirds of homes are rented, and about a third of families are one-parent households. So most of our work here comes through agents and tenants, and a large share of it is in attached housing where cockroaches and rodents move between lots through roof cavities and party walls.
There is more water here than the size of the suburb suggests. Bullockhead Creek, Woogaroo Creek and Spinks Creek all run through or bound Ellen Grove, which puts it in the Wolston and Bullockhead system rather than the Oxley Creek catchment that people assume. The Logan Motorway forms the southern boundary and the Carole Park wastewater treatment plant sits on the edge. Three creeks in a small area means permanent corridors for rodents and freshwater mosquito breeding.
Termites
TERMITE INSPECTIONS IN ELLEN GROVE
Termites cause more damage to Australian homes each year than fire, flood and storms combined, and standard insurance covers none of it. Brisbane sits in the CSIRO high termite hazard band. Ellen Grove’s original housing dates from the late 1940s through the 1950s, built quickly and cheaply during a housing shortage, and that stock predates any requirement for a termite management system. On a house of that vintage there is often nothing in the meter box and no record of anything ever being installed.
The inspection takes around 90 minutes. Roof void, subfloor, internal walls, the full external perimeter, fence lines, retaining walls, stumps and yard timber, with a moisture meter and thermal camera reading behind the linings. On post-war housing we look hard at timber in ground contact, ant capping, bearer clearance and drainage, because CSIRO names those as the key structural risk factors and modest post-war construction tends to have all three.
On a small lot there is an extra factor: everything is close. The fence, the neighbour’s shed, your garden bed and the wall are often within a metre or two of each other, so a colony working through a fence post or a neighbouring structure is genuinely inside range. If you are in a duplex we will tell you honestly that a clean report on your half is not a clean report on the building.
What you get
What's Included in a Pest Treatment
Circling the house with a wand for ten minutes achieves very little. Inside gets the attention first: kitchen, bathrooms, laundry, wardrobes and skirting boards, plus behind and under the fridge, oven and dishwasher where a cockroach population actually lives. Then the roof void and the subfloor.
In a duplex or attached dwelling we also treat the roof cavity above the ceiling line, the wall either side of the party wall and the service penetrations, because with over a third of homes here attached that is the route between lots.
Outside covers the building perimeter, eaves, window and door frames, weep holes, fence lines and garden beds, and on a small lot the fence line matters more than usual because there is so little distance between structures. We also walk the yard for standing water, since three creeks nearby means freshwater mosquito pressure. Nests and webbing are taken down, and dust or bait goes into the voids. Most homes run 60 to 90 minutes.

Frequently Asked Questions
Ellen Grove Pest Control FAQs
The things people ask us most before they book.
How much does pest control cost in Ellen Grove?
It depends on whether it is a house or a duplex and how big it is, and the price is fixed before we book. Over a third of dwellings here are attached and the lots are small, so most jobs sit at the straightforward end and quotes settle quickly on the phone. Ring 1300 545 489, tell us the property type and what you are seeing, and the figure you get is the figure you pay, with no obligation. On value: CSIRO places Brisbane in a high termite risk zone and termite damage is excluded from every standard home insurance policy.
I am a tenant. Can I book, or does the agent have to?
You can book a general pest treatment yourself and pay for it directly, which is often what the lease requires at the end of a tenancy. With roughly two thirds of Ellen Grove homes rented, we do this constantly. What sits with the owner is anything structural: termite inspections, barriers, rodent proofing, or work in the roof and subfloor. If you are not sure which side your problem falls on, ring 1300 545 489 and describe it. We will tell you straight and give you a written quote you can forward to the agent without having to argue the case yourself.
My house is from the fifties. Is there any termite protection left?
Realistically no, and that is the normal position here rather than bad luck. Ellen Grove was subdivided in the late 1940s and 1950s with modest dwellings built quickly during the post-war housing shortage, well before termite management systems were required. So there is usually no durable notice, no record and no working barrier. That is not a crisis, it means nobody currently knows the state of the building. An inspection tells you whether there is active work now, what the conducive conditions are, and whether a barrier or a monitoring system is the sensible retrofit. Start with an inspection.
How often should I get a termite inspection in Ellen Grove?
Every twelve months at a minimum, and we would push for six to nine on the original post-war stock. The QBCC recommends a licensed pest controller inspect and report on your property every year, or more often in high hazard areas. Ellen Grove earns the shorter interval on age and on construction type: modest post-war building tends to have timber in ground contact, low subfloor clearance and marginal drainage, and on a house with no barrier the inspection is the protection rather than a check on something else. Book a termite inspection.
Three creeks nearby. Does that make the mosquitoes worse?
It does, and it is worth knowing which ones. Bullockhead Creek, Woogaroo Creek and Spinks Creek all run through or bound the suburb, which puts you in the Wolston and Bullockhead system rather than Oxley Creek. Ellen Grove is inland so it sits outside council’s coastal aerial program, and council monitors around 2,500 known freshwater sites citywide instead. Your species mix is freshwater and backyard container breeders. The container breeders are the good news, because they are on your own block: gutters, pot plant bases, bird baths, tyres, tank overflow. Those we can fix.
How quickly can you get to Ellen Grove?
Same day or next, Saturdays included. Ellen Grove sits right on the corridor between Brisbane and Ipswich alongside Forest Lake and Wacol, so it is a short run and we are through most weeks. Ring 1300 545 489 and you get the genuine next available appointment rather than a place on a list. Flag anything urgent and it moves up: cockroaches through a kitchen, rats in the roof, a wasp nest by the front door. If you are an agent working to an end-of-lease date, tell us the date and we will build the booking around it rather than the other way round.
What is covered by the 12-month warranty?
Twelve months of cover, and if the pests we dealt with turn up again in that time we re-treat at our expense. Cover extends to the pests listed on your certificate, so a standard treatment means ants, cockroaches, spiders and silverfish. Termite work, rodent baiting and bed bugs are quoted and warranted separately because they need their own cycles. In a duplex the warranty covers the half we treated, so anything coming back through a party wall from an untreated neighbour is a re-infestation from outside your boundary rather than a failure on our part, and we will say so plainly. The full version lives in our terms and conditions.
