COMMON PESTS IN INALA
Inala has the oldest housing stock of any suburb on this side of Brisbane and it is documented rather than guessed. Brisbane City Council’s own heritage records state that the Queensland Housing Commission developed over 4,000 dwellings here from the late 1940s through to the 1970s, taking the population from 2,517 in 1954 to 12,278 by 1961. The suburb peaked at nearly 22,000 residents in 1971. Housing from that period was built before any requirement for a termite management system existed, which is the single most important thing to know about a house here.
Around 89 per cent of dwellings are detached houses and just over half are rented, so a lot of our work comes through agents, property managers and tenants rather than long-term owners. That usually means we are called once a problem is well established rather than early.
Inala is also the most culturally diverse suburb we service, with Vietnamese the largest ancestry group at around 28 per cent and roughly 31 per cent of households speaking Vietnamese at home. Practically that shapes the work: more households cooking daily from fresh produce, more food storage, and higher cockroach and ant pressure in kitchens as a result. It is not a hygiene issue, it is a volume-of-cooking issue, and treating the harbourage rather than lecturing anyone is the job.

TERMITE INSPECTIONS IN INALA
Termites cause more damage to Australian homes each year than fire, flood and storms combined, and no policy covers a cent of it. Brisbane sits in the high hazard band of the CSIRO national termite survey, with 44.7 per cent of surveyed homes showing activity outside the building and 26 per cent inside, adjusted to a standard thirty-year-old house. Inala’s housing is much older than that standard, and it went up before termite management systems were required at all.
So on an Inala house there is often nothing to check in the meter box, no durable notice, and no record of anything ever being installed. That is not a crisis, it just means nobody currently knows the state of the building, including the owner. An inspection tells you whether there is active work in the frame now, what the conducive conditions are, and whether a barrier or a monitoring system is the sensible retrofit for that particular house.
The inspection takes around 90 minutes. Roof void, subfloor, internal walls, the full external perimeter, fence lines, retaining walls, stumps and yard timber, with a moisture meter and thermal camera reading behind the linings so nothing has to be cut open. On housing of this age we look hard at timber in ground contact, ant capping, bearer clearance and drainage, and a fair share of what ends up on the report costs nothing to fix once somebody points at it.

Ten minutes and a spray wand around the outside is not a treatment, and in a busy kitchen it would not touch the problem. Inside gets the most attention: kitchen, bathrooms, laundry, wardrobes and skirting boards, then behind and under the fridge, the oven and the dishwasher, because that is where a cockroach population actually lives rather than on the surfaces you can see.
Then the roof void and the subfloor, and outside the building perimeter, eaves, window and door frames, weep holes, fence lines and garden beds. My house has never had a termite barrier. What are my options?
That is the normal starting position in Inala, so you are not in unusual trouble. Council records show the Housing Commission built over 4,000 dwellings here from the late 1940s to the 1970s, well before termite management systems were required, and nothing obliges an owner to retrofit one now. You have three realistic paths. Inspect annually and rely on catching activity early, which is the cheapest. Install a chemical barrier around the perimeter. Or put in a bait and monitoring system, which often suits an older home where trenching a full perimeter is awkward. I am renting. Can I book you myself, or does the landlord have to?
Either, and it depends what the job is. A tenant can book and pay for a general pest treatment directly, and with just over half of Inala homes rented we do it constantly, often at the end of a tenancy where the lease requires it. How often should I get a termite inspection in Inala?
Every twelve months at a minimum, and we would argue for six to nine on the oldest housing. The QBCC recommends a licensed pest controller inspect and report on your property every year, or more often in high hazard areas, and Brisbane is one. Inala earns the shorter interval on age alone: with stock from the late 1940s to the 1970s and no original barrier, the inspection is the protection rather than a check on something else that is working. We cook every day and keep getting cockroaches. What actually works?
Treating where they live rather than where you see them, and nothing about this is a reflection on your housekeeping. German cockroaches live in wall voids and appliance motors, breed through three to four generations a year, and arrive in food packaging in the first place. A surface spray scatters them and pushes the survivors deeper. What works is gel bait and dust into the voids behind and under the fridge, oven and dishwasher, into cracks and along the cabinet runs, so the colony takes it back rather than avoiding a wet surface. Then a couple of practical changes around food storage and bins. That is what our full residential treatment is built to do.
