Our Local KNowledge
COMMON PESTS IN FLAGSTONE
Flagstone is the youngest suburb we service, and the numbers make the point. Median age 30, average household size 3.3, and 98.4 per cent of dwellings are detached houses. It sits inside the Greater Flagstone Priority Development Area, 7,188 hectares declared in October 2010 and now planned for around 51,500 homes and up to 138,000 people over thirty to forty years. Roughly ten thousand people live here so far, growing at about forty new families a month with five hundred homes built each year and another 1,600 lots already approved.
That means the defining pest problem here is not the age of your house, it is the state of the block next door. Every time a lot gets scraped and its topsoil turned over, the ant, spider and rodent populations living in that ground get pushed into whatever houses are either side. Treating inside your kitchen does nothing about a source that is twenty metres away and moves again next month.
The suburb takes its name from Flagstone Creek, a tributary of the Logan River, and access runs through Teviot Road. Cleared paddock edges, stockpiled soil, construction water and freshly turned ground are the local conditions, and they favour coastal brown ants, huntsman and web-building spiders, rodents and wasps. Activity climbs hard from October through to March.
Termites
TERMITE INSPECTIONS IN FLAGSTONE
Termites cause more damage to Australian homes each year than fire, flood and storms combined, and none of it is insured. South East Queensland sits in the high termite hazard band of the CSIRO national termite survey. In Flagstone almost every home relies on one thing: the single termite management system the builder installed at construction, recorded on the durable notice in your meter box. There is no second line of defence unless you put one there.
New builds are also more exposed than owners expect. A new house sits on freshly disturbed soil that frequently has construction off-cuts and timber scraps buried in it, and that is precisely the condition Coptotermes exploits during a building’s first few years. On a street where lots are still being turned over, that soil disturbance is not a one-off event at handover, it is ongoing for years.
The inspection runs about 90 minutes. Roof void, internal walls, the full external perimeter, fence lines, retaining walls and any timber in the yard, read with a moisture meter and thermal camera. On a new Flagstone home there are three specific checks: that the slab edge is still exposed and inspectable, that landscaping has not bridged it, and that the durable notice matches what is actually installed. If we find termites while you are still inside the builder’s warranty period, we will say so in the report so you have something to take back to them.
What you get
What's Included in a Pest Treatment
A ten-minute lap of the outside with a spray wand is not the job, though on a new slab home you can see why some operators try. There is no subfloor to crawl, so the roof void does the work, and that is where the technician goes after running the kitchen, bathrooms, laundry, wardrobes and skirting boards.
Outside is where a Flagstone job earns its keep. The external perimeter is treated as a barrier rather than a knockdown, because the pressure is coming from outside your fence and it is not going to stop. Slab edge, weep holes, eaves, window and door frames, fence lines and garden beds all get done, with particular attention to the boundary facing whatever is under construction. Webbing and wasp nests come down while we are there and voids no spray reaches get dust or bait.
Most homes run 60 to 90 minutes. Before we leave you get told what was found, what was treated, and specifically which boundary is the current source, so you know where the next wave is coming from. Certificate emailed the same day with a reminder for the next service.

Frequently Asked Questions
Flagstone Pest Control FAQs
The things people ask us most before they book.
How much does pest control cost in Flagstone?
It depends on the home and the price is fixed before we book. Most houses here are new slab builds on estate lots, which is the straightforward end of the work, so a quote usually takes a couple of minutes on the phone. What shifts it is the size of the home and whether a termite inspection runs alongside the general treatment. Ring 1300 545 489 or send the quote form through and we will call you back. Free. On value: CSIRO places this region in a high termite risk zone and no standard policy covers termite damage. The 365 Pest Protection Plans spread it across the year instead.
Ants and spiders keep coming in from the building site next door. What can you do?
This is the defining Flagstone problem and there is a real answer to it. With around five hundred new homes going up every year and 1,600 more lots approved, the ground around you is being turned over constantly, and every scrape pushes the ant and spider populations living in it into the houses either side. Treating your kitchen achieves nothing against a source twenty metres away. What works is a treated external perimeter acting as a genuine barrier, targeted baiting for the species we identify on site, and repeat treatment timed to the construction rather than one visit and hope. With the PDA planned for around 51,500 homes, this runs for years, which is exactly what our 365 Pest Protection Plans exist for.
My house is brand new. Do I really need a termite inspection?
Yes, and new homes are the ones owners most often assume are safe. A new build sits on disturbed soil that frequently has construction off-cuts buried in it, which is what makes new buildings vulnerable during their first years. Your builder installed a system to AS 3660.1 and fixed a durable notice in the meter box with the install date and chemical life on it. That is a record, not a guarantee, and the National Construction Code says outright a system will not stop termite activity on the site. In a suburb where the soil around you is being turned over continuously, that matters more here than most places. Book an inspection.
How often should I get a termite inspection in Flagstone?
Every twelve months, starting your first year in the house rather than five years down the track. The QBCC recommends a licensed pest controller inspect and report annually, or more often in high hazard areas. The annual visit also keeps your builder’s system valid on paper, because the QBCC guide sets out maintenance requirements for chemical barriers and skipping them can undercut a claim when it actually matters. One local trigger: if the lot next door has just been built out or you have finished your own landscaping, book sooner rather than waiting for the anniversary. Book a termite inspection.
I have just done the landscaping. Have I ruined the barrier?
Possibly, and it is the most common way a perfectly good barrier gets defeated in a new estate. Your builder’s system works partly because the slab edge stays exposed and inspectable. Bank turf, mulch, a garden bed or a retaining wall against it and you have handed termites a covered route from soil to frame straight over the treated zone, invisible from outside. Turf laid above the slab edge does it. So does mulch piled over the weep holes. This does not mean undoing the garden. It means we check where the finished levels sit and tell you which strip to pull back, usually 75 to 100 millimetres. Get an inspection after landscaping, not before.
Can you treat fire ants in Flagstone?
No, and no private operator can, because fire ants are regulated biosecurity matter under the Biosecurity Act 2014. Flagstone sits inside the program area, and treatment plus the movement of soil, mulch, hay and turf are all controlled, which in a suburb with this much earthworks going on is worth taking seriously. Report suspected fire ants to the National Fire Ant Eradication Program on 13 22 68. Logan City Council also undertakes broadscale suppression treatment on council owned and managed land and explains your general biosecurity obligation as a landholder. What we can do is identify them on site so you are not guessing at a photo, and treat every other ant species on your property.
How quickly can you get to Flagstone?
Same or next day as a rule, Saturdays included. We run technicians down the Mount Lindesay corridor most weeks, so Flagstone, Jimboomba, New Beith, South Maclean and Greenbank are all on a regular route rather than a special trip out. Ring 1300 545 489 and you will get the genuine next available slot instead of a callback promise. Flag anything urgent on the call and it moves up: a wasp nest over the front door, scratching in a two-year-old roof, or ants suddenly everywhere because the block behind you got cleared on Monday. With forty new families arriving a month, we are out this way constantly.
Is your warranty the same as my builder's termite warranty?
Twelve months on every general pest treatment. If the pests we treated for return inside that window we come back and re-treat at no cost, no argument. What is covered is what your certificate names: ants, cockroaches, spiders and silverfish on a standard treatment. Termite work, rodent baiting programs and bed bugs are quoted and warranted separately. Two Flagstone specifics. Keep this separate from your builder’s termite management system, which the builder warrants and the durable notice records. And fire ants are not warranted by anyone commercially, because they are regulated biosecurity matter handled through the national program. The terms and conditions set out the rest.
