Hemmant is small, around 2,886 people in about 1,099 dwellings, and it is the only suburb out here with no apartment stock at all. Over 91 per cent of dwellings are detached houses, and more than half the households are paying off a mortgage, the highest share on the bayside. The median age of 36 is the youngest of the bayside suburbs, so this is a young owner-occupier suburb rather than a rental or retirement one.
The suburb is split by the railway. North of the line is industrial and port-related, running back to a long history of freezing works, foundries, marine industries and meat processing, and south of the line is residential. Here is the local fact that separates Hemmant from most of Brisbane. Bulimba Creek forms the western boundary and the Brisbane River the northern, so this is tidal river frontage rather than bay, and council treats the habitat here from the air.

Termites do more damage to Australian homes each year than fire, flood and storms combined, and insurance covers none of it. The CSIRO national termite survey places Brisbane in its high hazard band. Hemmant has a small pre-war village core going back to land sales in the 1850s, with the primary school in 1864, the Wesleyan church in 1866 and the Queensport Hotel in 1891, surrounded by later residential housing. So the age range on any given street here is wide, and the approach changes with it.
The inspection runs about 90 minutes. Our place is on the low ground near the river. What should we expect?
More moisture findings than chemical ones, honestly. Tidal river ground holds water, and a subfloor that never fully dries between events is a subfloor termites will find. CSIRO identifies timber in ground contact, poor drainage and low subfloor clearance as key structural risk factors, and damp also suits silverfish and gives rodents shelter. So on a river-side Hemmant property we read the moisture before anything else, and a good share of what ends up on the report is drainage work you can do yourself: reconnect the downpipe, clear the silted stormwater, restore subfloor airflow, get stored timber off the ground.
How often should I get a termite inspection in Hemmant?
