Loganholme is the most consistently detached suburb in this part of Logan. Nearly 93 per cent of dwellings are separate houses, the highest share around, with barely any unit stock at all, and close to half the households are paying off a mortgage. So the work here is almost entirely full-property residential jobs rather than the unit and townhouse work we do in Beenleigh or Springwood.
The Logan River forms the southern and western boundaries of the suburb, and it is tidal here. That is the single most important local fact for pest control, because Logan City Council names the Logan River specifically in its mosquito program and asks residents on tide-affected land to monitor their own properties for water. Council also constructs saltmarsh ditches and channels to stop water stagnating and names Ross River virus, Barmah Forest virus and dog heartworm as the diseases of concern. Very few suburbs get that level of specific mention.
Urbanisation reached Loganholme in the early 1970s, and the suburb carries a lot of water infrastructure: the Loganholme Wastewater Treatment Plant is the largest in Logan City, serving around 300,000 people, and it now includes Australia’s first permanent biosolids gasification facility. Between the tidal river, the low ground and the treatment plant, damp and drainage are the recurring themes on the properties we visit.

TERMITE INSPECTIONS IN LOGANHOLME
Termites do more damage to Australian homes each year than fire, flood and storms combined, and insurance pays for none of it. Loganholme sits inside the high termite hazard band identified by the CSIRO national termite survey. Urbanisation reached the suburb in the early 1970s, so the older cohort of homes is now fifty years old and any chemical barrier installed at the time finished working decades ago, with nothing in Queensland law requiring an owner to replace it.
The bigger local factor is moisture. CSIRO identifies timber in ground contact, poor drainage and low subfloor clearance as the key structural risk factors, and on tide-affected land near a tidal river those conditions are easier to create and harder to fix. A subfloor that never quite dries out between events is a subfloor termites will find, so on a river-side property the moisture meter does more of the talking than anything else we carry.
Expect about 90 minutes. Roof void, subfloor, internal walls, the full external perimeter, fence lines, retaining walls, stumps and yard timber. If we find termites you get the options with honest costs and timeframes: chemical barrier, bait and monitoring system, or both. On persistently damp ground we will tell you which of those actually suits the site rather than quoting the same answer we would give a dry block up the hill.

Walking the outside with a spray wand for ten minutes is not the job. Inside comes first: kitchen, bathrooms, laundry, wardrobes and skirting boards, then the roof void and under the floor.

Our subfloor is always damp. Is that the real problem?
Very often it is the whole problem. CSIRO names moisture, poor drainage and low subfloor clearance among the conditions that sustain subterranean termites, and on tide-affected ground near a tidal river those conditions are easy to create. Damp also suits silverfish, which need humidity in the 75 to 95 per cent range, and rodents looking for shelter. So on a Loganholme property we read the moisture before we reach for anything else, and a good share of what ends up on the report is drainage work rather than chemical: reconnect the downpipe, clear the silted stormwater, restore airflow, get the stored timber out from under the house.
How often should I get a termite inspection in Loganholme?
Every twelve months at a minimum, and six to nine on the damp river-side ground. The QBCC recommends a licensed pest controller inspect and report on your property every year, or more often in high hazard areas. What actually drives rodent and fly pressure on a residential block is far closer to home: bins, pet food, fruit trees, compost, a shed with feed in it, and the vegetation and water along the river corridor. If you are getting rodents and you are near the river, the corridor is a much more likely source than the plant. We will find the actual entry points and food source rather than blaming infrastructure.
