COMMON PESTS IN SPRINGWOOD
Springwood is not a typical Logan suburb and the pest work reflects it. Nearly a quarter of dwellings here are townhouses or semi-detached, the highest attached share of any suburb in this part of the city, and the median age of 40 is the oldest around. In a townhouse complex cockroaches and rodents travel through the roof cavity, the party wall and the plumbing penetrations, so treating one unit while the complex around it goes untouched just resets the clock.
The suburb only exists because of the freeway. It was separated from Slacks Creek in 1969 and gazetted in 1972 while the South East Freeway was being planned, and the freeway was not finished until 1985. Springwood then became Logan’s commercial centre, with the Greater Springwood Master Plan adopted in November 2009 covering 480 hectares across six suburbs. That means a real mix of residential and commercial buildings sitting side by side, and commercial kitchens and bin rooms feed the residential problems around them.
Springwood Conservation Park on Jardine Drive is the other factor: 36 hectares of open eucalypt forest with boulders, caves, cliffs and a gorge carrying seasonal waterfalls. Koalas and swamp wallabies live in it, and so do the huntsman spiders, rodents and termites that come across the boundary into the houses backing onto it.

TERMITE INSPECTIONS IN SPRINGWOOD
Termites cause more damage to Australian homes each year than fire, flood and storms combined, and no insurance policy pays for the repair. The CSIRO national termite survey places this region in its high hazard band. Springwood’s housing began going in around the freeway from the 1970s, with the high school and Springwood Central opening in 1977 and Chatswood Hills in 1983, so the original cohort is now well past the working life of any chemical barrier installed at the time.
The inspection runs about 90 minutes. Roof void, subfloor where there is one, internal walls, the full external perimeter, fence lines, retaining walls and any timber in the yard, read with a moisture meter and thermal camera so nothing needs to be opened up. On a property backing the conservation park we spend longer on the boundary, because 36 hectares of eucalypt forest is 36 hectares of potential nest sites and a colony forages up to 50 metres from its nest.
In a townhouse complex the inspection is a different exercise and we will be straight about the limits. We can inspect your lot properly, but the slab and the roof space usually run the length of the building, so a clean report on your townhouse is not a clean report on the block. If you are in a body corporate we will quote a building-wide inspection and set out what it covers, so the committee has a real figure to work with.

What's Included in a Pest Treatment
Ten minutes and a spray wand around the outside is not a treatment. Inside comes first, through the kitchen, bathrooms, laundry, wardrobes and skirting boards, then up into the roof void and down into the floor cavity.
In a townhouse we also treat the shared structure that actually holds the population: the roof space above the ceiling line, the wall either side of the party wall, the service penetrations and the bin area. Outside covers the building perimeter, eaves, window and door frames, weep holes, fence lines and garden beds, with webbing and wasp nests taken down and dust or bait pushed into voids no spray will reach.
On a property adjoining the conservation park we also walk the back boundary, because stacked timber, clippings and mulch piled against the fence give everything coming out of the bush a staging point. Almost a quarter of Springwood’s dwellings are attached, and in a complex cockroaches and rodents move through the roof cavity, party walls and plumbing penetrations. Treat one townhouse and the population next door refills the gap over a few months, which is why people end up paying twice a year forever. How often should I get a termite inspection in Springwood?
Twelve months as a minimum, and six to nine if you back onto Springwood Conservation Park. The QBCC recommends a licensed pest controller inspect and report on your property every year, or more often in high hazard areas. The park is 36 hectares of open eucalypt forest, and Coptotermes acinaciformis occurs throughout Queensland, nesting in tree bases and stumps and working up to 50 metres out. We back onto the conservation park. What comes over the fence?
A steady supply of everything, because 36 hectares of forest with a gorge and seasonal waterfalls running through it is a permanent habitat corridor rather than a patch of scrub. Practically you get huntsman and web-building spiders, rodents moving along the gullies, wasps nesting in eaves and sheds, and the termite risk that comes with mature eucalypts inside foraging range of the house. Koalas and swamp wallabies live in there too, which is one reason we are careful about product selection and placement on properties along that boundary. It is a reason to inspect on a shorter cycle and keep the fence line clear, not a reason to worry about living there.

Yes, and in Springwood that matters more than in most suburbs, because the Greater Springwood Master Plan adopted in November 2009 set this out as Logan’s commercial centre across 480 hectares. What does the 12-month warranty cover in a townhouse?
Every general pest treatment carries a full year, and anything named on your certificate that reappears in that time gets re-treated free. The cover follows the pests named on your certificate, so a standard job means ants, cockroaches, spiders and silverfish. Termites, rodent baiting and bed bugs get quoted and warranted on their own. The attached-housing caveat is worth understanding up front: the warranty covers the lot we treated. If cockroaches walk back in from an untreated townhouse next door, that is a re-infestation from outside your boundary rather than a treatment failure, and we will tell you that honestly instead of arguing.
