COMMON PESTS IN BEENLEIGH
Beenleigh is the odd one out in Logan and it shows in every number. Only 62 per cent of dwellings are detached houses, nearly 18 per cent are flats or apartments and another 19 per cent are semi-detached, which is by far the most unit stock of any suburb we cover on this side of the city. Households average 2.3 people, the smallest around, and just over half the homes are rented. In a unit block cockroaches and rodents move through shared walls, roof cavities and plumbing penetrations, so treating one flat while the building goes untouched is a temporary fix at best.
It is also the only suburb here that was not part of Logan before 2008, having sat in Albert Shire from 1949 and then Gold Coast City until the amalgamation. The town itself was surveyed in 1866 and Beenleigh State School opened in 1871, so there is genuinely old fabric in the middle of it, including St George’s Anglican Church from 1875 and the Historical Village on Main Street.
Water is the defining feature. The Logan River runs 184 kilometres and drains over three thousand square kilometres, and the Albert River joins it just east of Beenleigh, making this the only suburb around at the confluence of two river systems. Logan City Council names the Logan River specifically in its mosquito program, and residents on tide-affected land are asked to monitor their own properties. That makes tidal mosquito pressure a real and documented issue here rather than a general claim.

TERMITE INSPECTIONS IN BEENLEIGH
Termites cause more damage to Australian homes each year than fire, flood and storms combined, and no standard policy covers the repair. The CSIRO national termite survey puts this region in its high hazard band. Beenleigh has continuous housing going back to the 1870s alongside modern unit blocks, so the age range is wider here than anywhere else in Logan, and the right approach depends entirely on which part of town you are in.
The inspection runs about 90 minutes on a house. Roof void, subfloor, internal walls, the full external perimeter, fence lines, retaining walls, stumps and yard timber, read with a moisture meter and thermal camera so nothing needs to be cut open. On an older timber home near the town centre the ant capping and the bearer clearance get close attention, because corroded or missing capping lets termites into the bearer ends with no mud trail to give it away.
In a unit or a duplex the honest position is different. We can inspect your lot thoroughly, but the slab and the roof space usually run the length of the building, so a clean report on your flat is not a clean report on the block. If you are in a body corporate we will quote a building-wide inspection and set out exactly what it covers against a single lot, so the committee is deciding on a real number rather than a guess.

I am in a unit block. Can you treat just my flat?
We can, and it will help, but you should know what you are buying. Nearly a fifth of Beenleigh dwellings are flats and another fifth are semi-detached, and in a shared building German cockroaches travel through party walls, roof cavities and plumbing penetrations, breeding three to four generations a year. Treat one flat and the population next door refills the gap within months. The sensible sequence is to treat yours now for relief, then take a written building-wide quote to your body corporate or landlord, which works out cheaper per lot than every owner paying separately twice a year forever. Are the mosquitoes worse here because of the rivers?
Yes, and this is one of the few Logan suburbs where council says so directly. Logan City Council names the Logan River in its mosquito program and asks residents on tide-affected land to monitor their own properties, and Beenleigh sits at the confluence where the Albert joins the Logan. Council treats freshwater breeding sites in parks and roadside drains, constructs saltmarsh ditches and channels to stop water stagnating, and names Ross River virus, Barmah Forest virus and dog heartworm as the risks. Nobody can treat a river. What we can do is remove the breeding sites on your block and treat the vegetation mosquitoes rest in around the house.
My house is one of the old ones near Main Street. What should I expect?
A longer inspection and a genuinely different set of findings to a modern home. Beenleigh was surveyed in 1866 and the state school opened in 1871, so there is real Victorian and early twentieth century fabric in the town centre, and housing of that age was never built with a chemical barrier of any kind. On the upside, an older home usually has a subfloor you can actually get into and inspect, unlike a slab. We look hard at timber in ground contact, ant capping, bearer clearance and drainage, and a fair share of what we report is fixable for nothing once somebody points at it. Book an inspection.
How often should I get a termite inspection in Beenleigh?
Twelve months at a minimum, six to nine on an older timber home. The QBCC recommends a licensed pest controller inspect and report on your property every year, or more often in high hazard areas. Beenleigh spans the widest range of housing ages in Logan, so the answer genuinely differs street to street: pre-war timber near the centre needs the shorter cycle, a recent unit block is fine annually but still needs it, because the National Construction Code is explicit that a management system does not stop termite activity on a site. If the river floods again, does the warranty still apply?
The warranty still applies to the pests named on your certificate, but it is worth being straight about what flooding does. Every general pest treatment carries twelve months, and if what we treated for returns inside that window we come back and re-treat at no cost. Cover extends to the pests listed on the certificate, which on a standard treatment is ants, cockroaches, spiders and silverfish. Termite work and rodent baiting are quoted and warranted separately. What sits outside any warranty is a new event: if the Logan or the Albert comes up and re-wets the subfloor, that is fresh conditions rather than a treatment failure, and we will tell you that plainly instead of arguing.
