Our Local KNowledge
COMMON PESTS IN BROWNS PLAINS
Browns Plains is the most compact suburb in this part of Logan, about 4.5 square kilometres holding roughly 6,632 people, and it works as the retail centre for everything west of it since Grand Plaza opened in 1994. Nearly half the homes here are rented and around 18 per cent are semi-detached or townhouses, so a lot of our work comes through agents and property managers, and a fair share of it is in shared buildings where cockroaches and rodents travel between lots through the roof cavity and party walls.
Scrubby Creek is the local waterway and it is not a small one. Logan City Council describes it as the second largest catchment in the city, carrying more than sixty kilometres of waterways from Greenbank in the west across to Meadowbrook in the east. The stretch through Browns Plains has a genuinely unusual feature: artificial water holes left behind by old sand mining operations. Permanent standing water that close to housing is a mosquito and rodent story, and council names tilapia, carp and mosquito fish as pest species that flourish in the disconnected parts of this catchment.
The land itself is elevated, sitting on hilly sandstone ridges that were heavily timbered before clearing. Higher ground means drier subfloors than the creek flats elsewhere in Logan, which helps, but it also means a lot of retained and buried timber from the original clearing.
Termites
TERMITE INSPECTIONS IN BROWNS PLAINS
Termites do more damage to Australian homes each year than fire, flood and storms combined, and standard insurance covers none of it. CSIRO rates this region a high termite hazard area. Suburban development in Browns Plains began with the Ranchwood Hill estate in the 1970s, and the schools followed in 1983 and 1985, so the older housing here is now four to five decades old with no effective chemical barrier remaining. Newer infill sits alongside it, which means two different inspection approaches on the same street.
The inspection runs about 90 minutes. Roof void, subfloor where there is one, internal walls, the full external perimeter, fence lines, retaining walls, stumps and any timber in the yard, read with a moisture meter and thermal camera so nothing has to be opened up. On this sandstone ridge country we pay particular attention to buried timber and old fill, because the area was heavily timbered before clearing and Coptotermes nests in stumps and buried timber and forages up to 50 metres out.
If we find termites you get the options with real costs and timeframes: a chemical barrier, a bait and monitoring system, or the two working together. In a townhouse complex we will also tell you honestly that a clean report on your lot is not a clean report on the building, because the slab and roof space usually run its full length, and we will quote a building-wide inspection so the body corporate has a real number.
What you get
What's Included in a Pest Treatment
A wand and one circuit of the house is not a pest treatment. Inside comes first: kitchen, bathrooms, laundry, wardrobes and skirting boards, then the roof void and floor cavity. In a townhouse we also treat the roof space above the ceiling line, the wall either side of the party wall and the service penetrations, because that is the route between lots.
Outside covers the building perimeter, eaves, window and door frames, weep holes, fence lines and garden beds. In Browns Plains the yard walk matters more than most places because of the water: with old sand mining waterholes on the creek and a big catchment running through, we look for anything on your block holding water after rain. Blocked gutters, pot plant bases, bird baths, old tyres, a poorly sealed tank, the low corner that never drains.
Webbing and wasp nests come down on the day, and voids no spray can reach get dust or bait. Most homes run 60 to 90 minutes. Certificate emailed the same day with a reminder before the next service.

Frequently Asked Questions
Browns Plains Pest Control FAQs
The things people ask us most before they book.
How much does pest control cost in Browns Plains?
It depends on whether you have a house or a townhouse and the price is fixed before we book. Around a fifth of dwellings here are attached, and a two-bedroom townhouse is a smaller job than a detached house with a subfloor, so quoting one number for the suburb would overcharge a good share of the people reading it. Ring 1300 545 489, tell us the property type and what you are seeing, and you get a real figure on that call at no charge. For perspective, CSIRO classes this region high risk for termites and no insurer will pay for the damage. Our 365 Pest Protection Plans break it into instalments.
I manage rentals in Browns Plains. How does that work?
Straightforwardly, and this suburb is a big part of our property management work given nearly half the homes here are rented. We coordinate access directly with the tenant once you approve the job, work to the notice periods, and get the report back the same day with photos so it lands in your file rather than three weeks later. That photo record is what you need when an owner asks why something was recommended, or when you have to evidence the condition of a property at a point in time. Portfolios can run on a set cycle so nobody is chasing individual bookings. Ring 1300 545 489 and we will set the schedule once.
Why are the mosquitoes bad near the creek?
Because of what is in it. Logan City Council describes Scrubby Creek as the second largest catchment in the city with over sixty kilometres of waterways, and the Browns Plains stretch contains artificial water holes left by old sand mining operations. Permanent standing water is exactly what mosquitoes need, and council names tilapia, carp and mosquito fish as pests that flourish in the disconnected parts of this catchment. Council treats public land and roadside drains. What we can do is clear the breeding sites on your own block, which on most properties is more of the problem than people expect, then treat the vegetation mosquitoes rest in around the house.
How often should I get a termite inspection in Browns Plains?
Every twelve months at a minimum. The QBCC recommends a licensed pest controller inspect and report on your property every year, or more often in high hazard areas, and Logan is one. Two local reasons to consider going shorter. If your street dates from the Ranchwood Hill era in the 1970s or the early 1980s expansion, the original barrier is long gone and there may be no durable notice in the meter box at all. And if you back onto the Scrubby Creek corridor, that is retained vegetation with mature timber in it inside foraging range of the house. Book an inspection.
Do you service the shops and food premises at Grand Plaza?
Yes, and commercial work around a centre this size matters to the houses nearby too. We service cafes, food outlets, medical rooms and retail after hours so trading is not interrupted, with food-safety compliant documentation the same day, rodent stations mapped and numbered, and monthly or quarterly schedules set once. If you live near the retail strip and keep getting cockroaches or rodents no matter what you do at home, that is worth mentioning when you call, because the source is often a commercial bin room or grease trap rather than anything on your property. See commercial pest control.
How quickly can you get to Browns Plains?
Same day or next, Saturdays included. Browns Plains sits on our regular Logan West run alongside Marsden and Greenbank, so it is never a special trip. Ring 1300 545 489 and you will be told the genuine next available appointment rather than added to a list. Anything urgent gets prioritised if you say so: rats in the roof, a wasp nest over the front door, or termite damage you have just uncovered. After heavy rain the mosquito and rodent calls climb in this suburb because of the creek, so if the water has been up, ring earlier in the week rather than waiting.
What is covered by the 12-month warranty?
Twelve months on every general pest treatment. If what we treated for returns inside that window we come back and re-treat at no cost, no argument. Cover follows the pests named on your certificate, which for a standard job means ants, cockroaches, spiders and silverfish. Termite work, rodent baiting and bed bugs are quoted and warranted separately because they need their own cycles. Two Browns Plains notes. In a townhouse the warranty covers the lot we treated, so cockroaches arriving from an untreated neighbour are a re-infestation rather than a failure. And mosquitoes are not warranted, because the breeding habitat in the creek corridor sits on public land. The terms and conditions carry the exact wording.
